Rules and Policy Change Summary (April 2026)

Effective April 20, 2026

7.8 Change of Listing Information. 

Listing brokers shall submit any change in listed price or other change in the original listing agreement to the MLS within twenty-four (24) forty-eight (48) hours after the authorized change is received by the listing broker. By submitting such changes to the MLS, the listing broker represents that the listing agreement has been modified in writing to reflect such change or that the listing broker has obtained other legally sufficient written authorization to make such change. *Aligns 10.2  - Reporting of Sales timelines.

10.1 Statuses. On-Market Statuses (Marketing/Advertising Is Occurring)

Coming Soon 

A valid listing contract exists, and no offer has been accepted. Use of this status is subject to the limitations below. This is an On-Market status.

By placing the listing in the Coming Soon status the listing broker certifies that they have obtained written Seller certification to use the Coming Soon status and have advised Seller of the limitations of using of the status the listing broker certifies that they have obtained written Seller certification to use the Coming Soon status and has advised the Seller of the limitations of such status, including potential public display of the listing.

Property is available for Broker to Broker 1:1 Viewings as defined in MLS rule 9.3. Coming Soon status listings are not permitted to hold Open Houses (i.e., a viewing open to the public without the need for an appointment) or viewing during Broker Tours/Caravans.

Coming Soon status listings are NOT permitted to be displayed on any IDX websites or other third party websites that are available to the general public. MLS does not include Coming Soon status listings in IDX or syndication data feeds.

Coming Soon status listings may, at the option of the listing broker and with Seller approval, be displayed on IDX websites in accordance with the listing broker’s IDX display authorization and/or syndicated to approved third-party websites, including REALTOR.com, in accordance with MLS data distribution policies. If  IDX is not selected, Coming Soon listings shall not be included in IDX or syndication data feeds.
