IDX, VOW & Broker Feeds 

SDMLS offers multiple MLS data access options based on the type of use case. Below is a breakdown:

What is IDX?

Internet Data Exchange (IDX) allows real estate agents and brokers to display active MLS property listings on their public websites.

Approval Needed: Yes, IDX data agreements must be signed.
Integration: MLS Router API provides live listing data with advanced filtering and search capabilities

What is VOW?

Virtual Office Website (VOW) feeds allow users to access more MLS data after registering on an agent’s website.

Approval Needed: Yes, a Broker Data Access Agreement must be signed.

Integration: Direct access via MLS Router API (RESO Data Dictionary 2.0 format).

What is a Broker Back-Office Feed?

The Broker Back-Office Feed provides brokers with full MLS data access for internal business operations, analytics, and back-end tools.

Approval Needed: Yes, a Broker Data Access Agreement must be signed.
Integration: Direct access via MLS Router API (RESO Data Dictionary 2.0 format).



How Brokers & Agents Can Apply for IDX/VOW/BBO Access

Step 1: Select an Approved IDX Vendor

Brokers and agents must work with a licensed IDX provider approved by SDMLS.

Step 2: Submit IDX/VOW Data Access Agreement

After selecting a vendor, brokers or agents must complete and submit the Participant Data License agreement:

? Processing Time: Up to 2 business days

Step 3: IDX Vendor Completes Integration

Once approved, the IDX vendor will handle the technical setup, including:

API Integration – Connecting to MLS Router API for real-time data.
Website Display Setup – Configuring IDX/VOW listing search & display.
Compliance Verification – Ensuring IDX rules are met.

Step 4: IDX Website Goes Live!

Once the vendor configures the MLS feed, brokers and agents can start displaying live MLS listings on their websites.
