
As promised, here is the complete guide to the Coming Soon listing policy update taking effect on April 20, 2026.

WHAT'S CHANGING
———
Effective 4/20/26, all Coming Soon listings will automatically distribute to public real estate portals — like Zillow, Redfin, Homes.com, REALTOR.com, and others — unless you actively opt out.
This is a change from the previous default. Public distribution is now ON unless you turn it off.

HOW IT WORKS IN PARAGON
———
When entering or editing a Coming Soon listing, you will see a new field: "Publish to Internet."
• Publish to Internet = YES (automatic)
Your listing is distributed to all major public real estate portals.
• Publish to Internet = NO (opt out)
Your listing remains private and visible only to MLS subscribers and users.
AUTOMATIC (NEW) Public = ON Publish to Internet = YES. Your listing appears on major public portals like Zillow and REALTOR.com | YOU OPT OUT Public = OFF Publish to Internet = NO. Your listing stays private, visible only to MLS subscribers and users. |
Important notes:
• Distribution is all-or-nothing. You cannot select or exclude individual websites.
• Client approval is required before distributing a Coming Soon listing publicly.
• A notice will appear in Paragon reminding you that your listing will be distributed unless you opt out.

WHAT TO KNOW BEFORE YOU PUBLISH
———
1. Public visibility cannot be fully reversed.
Once a listing appears on public websites, downstream sites may retain that data independently. Even if you later opt out or remove the listing, some visibility on third-party sites may persist.
2. Days on Market (DOM) may begin tracking immediately.
Public portals — like Zillow and REALTOR.com — may begin counting Days on Market (DOM) from the moment your Coming Soon listing appears publicly. This is separate from how SDMLS tracks DOM.
3. Price changes during Coming Soon may be captured.
If you change the price while a listing is in Coming Soon status and distributed publicly, those price changes may be recorded and displayed by third-party portals and websites.
4. SDMLS data is unaffected.
Within SDMLS, DOM and price history continue to reset when a listing moves from Coming Soon to Active status. The policy change only affects how data is shared externally.

WHAT YOU NEED TO DO
———
If you are comfortable with public distribution: No action needed. Your listings will distribute automatically.
If you want a Coming Soon listing to remain private: Set "Publish to Internet" to NO in Paragon when entering or editing the listing. This must be done each time for each listing.

FREQUENTLY ASKED QUESTIONS
———
Q: Can I choose which websites receive my listing?
A: No. Distribution is all-or-nothing. If you publish, your listing goes to all participating public websites.
Q: Can I switch from YES to NO after a listing has already been distributed?
A: No. You can not change the setting, visibility established on downstream portals may not be removed.
Q: Does this affect how SDMLS tracks Days on Market (DOM) or price history?
A: No. SDMLS continues to reset DOM and price history when a listing moves to Active. The change only affects external distribution.
Q: Is client approval required?
A: Yes. You must obtain client approval before a Coming Soon listing is distributed to public websites.
Q: Will I be reminded in Paragon?
A: Yes. A notice will appear when entering or editing a Coming Soon listing to alert you that distribution is on by default.
Q: What if I entered a Coming Soon listing before 4/20/26?
A: Contact SDMLS Rules at 858-373-4011 for guidance on how existing listings will be handled at rollout.
