Coming Soon Status: Showing & Access Policy Update

Effective July 7, 2026  |  SDMLS Rules Section 9.3

SDMLS Participants and Subscribers are reminded that under SDMLS Rules Section 9.3, no Participant or Subscriber shall misrepresent the availability of access to show or inspect a listed property. This policy update clarifies showing and access requirements for listings in Coming Soon status.

What's Changing

30-Day Maximum Duration
Coming Soon status cannot exceed 30 days. Listings automatically update to Active status on Day 31, or on the Start Showing Date — whichever occurs first.
No In-Person Showings
Properties in Coming Soon status are not available for in-person showings of any kind. The listing must include the date the property will become Active.
Open Houses & Broker Tours Prohibited
Holding an Open House, or allowing the property to be shown or viewed at a Broker Tour/Caravan, while in Coming Soon status is a violation of this rule.

This Is a Violation

Misrepresenting the availability of access to show or inspect a Coming Soon listing — including in-person showings, Open Houses, or showings at Broker Tours/Caravans — is a violation of SDMLS Rules Section 9.3.

30-Day Timeline Example

A listing entered into Coming Soon on July 7, 2026 reaches its 30-day limit on August 5, 2026, and must be changed to Active status no later than August 6, 2026 (Day 31).

Note: The Start Showing Date field is currently in development (ETA early August 2026). Coming Soon listings entered prior to 7/7/2026 remain valid temporarily until this field is implemented; however, the No Showings Until Active policy applies to all Coming Soon listings effective 7/7/2026.
